Most major search engines link to Realtor.com in their homes for sale sections of their directories.
I will also place your property on the CENTURY 21 web site, www.century21.com - the most visited real estate web site in the world.
Additionally, your property will be placed on Century 21 Real Estate Center web site, www.century21center.net, which is a top local web site, and my professional web site, www.zsaric.com.
I will have panoramic pictures taken of your home and interior rooms such as the living room, dining room, kitchen, and if appropriate the outdoor space such as the yard area, ocean & city views.
I utilize our e-mail database of current, past and prospective clients to e-mail newsletters with information about my latest listings to them. |

MARKETING YOUR PROPERTY - CONVENTIONAL METHODS

Order a CENTURY 21 "FOR SALE" sign to be placed professionally and prominently on the property. This sign is a "post type" sign on your front lawn, and I will include a flyer box to allow people who walk by to obtain a flyer. We have found that neighbors usually have a friend or relative who are looking for a home to buy in the same area and the flyer box is a convenient way to distribute flyers to these people.
Install a "Lockbox" on the property to aid in showing your home to prospective buyers.
Promptly Within 24 Hours input your home into the Northwest Multiple Listing Service. The property will be marketed to the approximately 17,000 active agents and hundreds of thousands of their clients before accepting an offer.
Develop a flyer, brochure, and newsletter highlighting the features and benefits of your property for cooperating agents and potential buyers. A draft will be submitted for your approval.
Hold at least 3 broker's open houses per month. I highly recommend exposing your property to the largest possible audience of buyers. I will discuss with you ways to safeguard your valuables during Open Houses.
Place your property in the Seattle Times and/or Seattle Post Intelligencer NW Classifieds Real Estate section if time and advertising space permits.
Place your property in the Harmon Homes/Century 21 magazine if time and advertising space permits.
Be Available! I make myself available to show your property with your consent on very short notice to agents and potential buyers.
Contact neighbors, other property owners, and potential buyers to promote your property since they or their friends or relatives may be interested in purchasing your property. I estimate that I will mail approximately 500-1,000 "JUST LISTED" color post cards to these individuals.
Enlist the help of our own network of clients and colleagues by mailing to them where appropriate your property statement.
Be checking routinely with you to communicate the progress of our marketing activities. Additionally, I will update you on other properties that come on the market for sale and ones that close escrow.
Offer prequalification of potential buyers through Century 21 Mortgage.
Order a preliminary title immediately upon taking a listing to make sure there are no old liens against the property that have not been properly removed.
Make a visual inspection of the property. MANAGING AND CLOSING ESCROW

Closely follow the progress of the buyer's loan and coordinate the payoff of your existing loans.
Facilitate the appraisal process including working with the appraiser to locate appropriate comparable property sales.
Stay in constant communication with the buyer's agent to ensure a smooth escrow. Be present at all inspections by contractors, termite inspectors, etc.
Advise you regarding specific buyer requests related to structural and pest control reports.
Closely monitor contingency removal dates and discuss these with you.
Coordinate the details of the transaction with the escrow officer including loan payoffs, and other title matters.
Help you if conflicts or impasses with the buyer arise.
Be with you at the Title Company when you sign your escrow instructions and assist the title officer in explaining your closing documents to you.
Make sure you get your check and settlement documents promptly after escrow closing.
Help facilitate the transfer of possession of the property to the buyer.
